Privacy:

You acknowledge that you have the community's Privacy Policy and consent to the community's collection, processing, and disclosing of your personal information, including any information you provide in connection with your application, in accordance with the community's Privacy Policy.

Admissions Policy:

The community has a residency process that is designed to ensure equal opportunities for all applicants. Priority will be given based on the date of the application. If additional supporting documents are required, applicants have 24 hours to provide these to the community. It's important to note that this community abides by Fair Housing Act and does not discriminate based on race, color, sex, religion, handicap, familial status, sexual orientation, or national origin.

Identification:

All visitors must provide a valid driver's license or other photo identification* to view the community or homes within the community. Each applicant will be required to provide a copy of photo identification for all applications; a copy of a Social Security card may be required for home purchases. *Other acceptable forms of identification include a valid state identification card, a valid Passport, Tribal ID, Green Card, or a US Immigration and Naturalization Service's issued VISA.

Application Fee for Residency:

To apply for residency, each applicant who will be living in the home and/or contributing to the payment of rent must complete an application. There is a non-refundable application processing fee of $25 for a single applicant or $50 for two or more applicants. All adult occupants (18 years or older) will be required to provide a copy of their photo identification.

Background Review:

All applicants and adult occupants (18 years or older) will be required to pass a criminal background check based on the community's standardized residency requirements before entering into a lease agreement. The lease agreement may be terminated at any time if an applicant and/or occupant commits an offense including but not limited to an offense of a sexual nature resulting in conviction or is labeled as a registered sexual offender or predator and/or appears on the list of known terrorists and wanted fugitives.

Rental History:

By acknowledging the below, you authorize the community to complete a rental history verification from your current and/or previous landlord. If a verification cannot be obtained, a bank statement displaying access to 6 months of rent would be required.

Proof of Income:

Applicants will also be required to provide verifiable income sources. Acceptable income verification may include the two most recent pay stubs, Social Security benefit letter, Pension letter, or other documentation depending on the source of income. Self-employed applicants are required to supply their most recent tax return or two most recent bank statements. For further income information, applicants may contact the community office.

Notification:

Within five business days of submitting their application, applicants will be notified of their application status. If the application is approved, the community will notify the applicants and make arrangements for the next steps. If the applicant is rejected, the applicants will be mailed an adverse action letter from Origin Screening Services. This letter will be mailed within five business days of the decision. The adverse action letter will contain the contact information to request copies of the information used to determine eligibility for occupancy. However, management cannot be held responsible for inaccuracies contained in any information obtained, and management is not allowed to provide details to the applicant/occupant.
